The tenant will pay a deposit of  . The landlord will protect it in a government-approved tenancy deposit scheme within 30 days of receipt and give the tenant the prescribed information. 12. TENANT'S OBLIGATIONS

The tenant will: pay the rent on time; use the Property as a private residence only; keep the interior in good and clean condition (fair wear and tear excepted); not cause nuisance to neighbours; not sublet or part with possession without consent; and allow the landlord access to inspect and repair on at least 24 hours' written notice, except in an emergency.

13. LANDLORD'S OBLIGATIONS

The landlord will: keep in repair the structure and exterior of the Property and the installations for the supply of water, gas, electricity, sanitation, space heating and water heating, in accordance with section 11 of the Landlord and Tenant Act 1985; ensure gas and electrical installations and appliances are safe; ensure the Property is fit for human habitation; and allow the tenant quiet enjoyment of the Property.

14. LANDLORD'S LEGAL DUTIES

The landlord confirms that before or at the start of the tenancy the tenant will be given an Energy Performance Certificate, a current Gas Safety record (where there is gas), and the government's How to Rent guide, and that the landlord has carried out any required right to rent checks.

15. ENDING THE TENANCY

The tenancy may be ended by the landlord using the statutory procedures under the Housing Act 1988 (a section 21 notice, or a section 8 notice relying on a ground for possession). The tenant may end a periodic tenancy by giving notice as required by law. Nothing in this agreement removes the tenant's statutory protection from eviction.

16. GUARANTOR
