Lodger Agreement (Licence to Occupy)

This is a licence agreement, not a tenancy. It is made between (the 'Householder') and (the 'Lodger') for a room in the Householder's home.

1. STATUS OF THIS AGREEMENT

The Householder lives at, and shares living accommodation in, the property at . Because the Householder is resident, the Lodger occupies as an excluded licensee.

2. THE ROOM AND SHARED AREAS

The Householder allows the Lodger to occupy and to use the following shared areas: . The Lodger does not have exclusive possession of the property.

3. TERM

This licence begins on and continues on a rolling basis until ended by notice.

4. ENDING THIS AGREEMENT

Either the Householder or the Lodger may end this licence by giving notice. As this is an excluded licence, the Householder does not need a court order to end it, but must act lawfully and give reasonable notice.

5. RENT

The rent is , payable .

6. BILLS

The rent includes gas, electricity, water and broadband.

7. DEPOSIT

The Lodger will pay a deposit of , which the Householder will return at the end of the licence less any reasonable deductions for unpaid rent or damage beyond fair wear and tear. As this is a licence, the deposit does not need to be placed in a tenancy deposit scheme.

8. MEALS

No meals are provided.

9. CLEANING

The Householder will provide cleaning of the Lodger's room or shared areas as agreed between them.

10. HOUSE RULES

The Lodger agrees to the following house rules: .

11. GENERAL OBLIGATIONS

The Lodger must keep the room and shared areas reasonably clean and tidy, must not cause nuisance to others, and must not sublet or transfer the room. The Householder may enter the room to inspect or carry out repairs, giving reasonable notice except in an emergency.

12. GOVERNING LAW

This agreement is governed by the law of England and Wales.
