This is an assured shorthold tenancy (AST) agreement for letting a whole house in England. It is the standard private residential tenancy. Some legal duties apply whatever the agreement says: you must protect any deposit in a government scheme within 30 days and give the tenant the prescribed information, carry out right to rent checks, provide an Energy Performance Certificate, a Gas Safety record (if there is gas), and the How to Rent guide, and keep the structure and key installations in repair. This agreement is written for a term of three years or less, which can be granted in writing without a deed.
